Let’s be honest, selling timeshare real estate can be nerve wrecking and bewildering, particularly if you are not really sure what to do and this process will be your first time. There are numerous services and companies that give guidance to sellers in an effort to make these folks far more aware of the cons/frauds, and more significantly what must to be done to get their place sold.

Initially, a person ought to employ a company that you can trust. By this I suggest that any business that you choose to assist you along this journey ought to be one that is accredited, and more significantly, possess a good rating. You would certainly not like to go to a merchant which has rarely sold a property or asset before, because this might mean waiting a long time before your property gets sold.
Secondly, be positive the real estate agent is licensed. In an attempt to con you of capital, a few timeshare resellers can utilize phony addresses; therefore you must confirm exactly where the main company is located and which businesses in your region are provided from this particular company.
Next, a person needs to get information regarding the fees which the company charges. Additionally, find out if you will be being covered for the entire process and what will it cost, will there be any kind of advance costs or promotion costs. You could also ask if any of your costs are refundable.
After a deal looks good between you and the purchaser, don’t consent to something on the phone, but request it in writing. Additionally, do not take the first deal which appears, but rather, think it over.

When selling timeshares, location is considered one of the essential factors. The more poised the property is, the higher its pricing value would be.

If you are interested in selling timeshares for others, then there’s no need to worry because it is quite an easy task. It is very similar to real estate because it deals with selling a property to buyers which is offered only for a limited period. However, selling timeshares is differentiated from real estate as its difference beckons in the schedule that your timeshares have.
When selling timeshares, location is considered one of the essential factors. The more poised the property is, the higher its pricing value would be. Exclusivity and accessibility are also essential factors that convince buyers in purchasing your timeshare property. The next concern is the period or season. And lastly, the timeshare price must be equivalent to its value of property.
Another important pointer that you must consider when deciding to sell timeshares is the real estate laws. You must ensure that you comprehend these legal rules for the country where your timeshare is located so you wouldn’t be stepping over legal barriers that could jeopardize your sale.
When payments for the timeshare between buyers and owners are readily in place, you can finalize these transactions by providing a lawyer. Remember, when selling timeshares, you are not only supposed to be an agent, you must also be a confidant and friend to your clients.
If you intend on selling timeshares for others on a more full time basis, then the easiest route to the market is via mobile phones and the internet. Currently, there are hundreds of web sites that you can join and partake in selling timeshare properties.

Selling timeshare is like selling real estate, and it requires good selling planning. And there are numerous legitimate corporations or agencies that cater in assisting the average owner with selling his or her timeshare in the most professional way possible. Here are some useful tips on selling timeshares which can assist you immensely when selling your timeshare.
As we all know, selling timeshares can be a very difficult task. When the owner sells his or her timeshare, he/she must sell the time share resort based on its location, and its time of year. There are many buyers who might be interested only in its location, but there are some who might favour the year period.
Owners who wish to sell their timeshares in the fastest and easiest way possible, it is imperative that they must price their timeshare right. Fixing the right price for your timeshare, depends on proper analysis of the amenities and features to you as a owner, that is whether you own a rotating or floating timeshare type, the number of available rooms, whether it is leasehold or freehold type of ownership, its location (near a mountain or beachside), annual and maintenance fees etc. Emphasizing these features can allow your timeshare to be sold at a higher and reasonable price.

It is also wise to acquire professional advice when deciding what competitive price you should set for your timeshare.
Following these useful tips on selling timeshares can be helpful when learning how to sell a timeshare. Remember setting the right price for your timeshare is essential for ensuring the best deal for you the owner and the buyer.

Special assessment fees are on the rise. Due to the economy, timeshare companies are forced to raise fees to keep up with delinquent timeshare owners. If you're thinking about getting rid of your timeshare, do it before your next special assessment fee.

Get Timeshare Relief Before Being Hit By Special Assessment Fees

Author: Tracie Newcastle

The economy is hard, and it’s about to get a lot harder for timeshare owners. As with most industries, the credit crisis has hit the timeshare industry’s ability to sustain itself. The results are waning profits and soaring expenses. Sales are down, and the companies that sell timeshares are unable to sell to buyers due to lack of available credit. With the need to generate quick revenue, timeshare companies are going to turn to their easiest target: timeshare owners.
It’s only natural for a timeshare owner to think that the initial upfront fee of around $20,000 would be enough to weather the downturn. However, like all companies during the economic boom times, timeshare companies overextended themselves. They leveraged the money of their owners to invest in more rooms, more luxuries, and more promotions. This strategy certainly worked to increase profits, but it also increased the liability of the companies.
Now timeshare owners are going to be hit this year with special assessment fees. On the high end, there are examples of owners being hit with nearly $3000, and on the low end, it’s $500. Keep in mind that these charges are in addition to the fees you already pay. If you have no intention of giving up your timeshare, then you will be held hostage to these fees. You will also, of course, be forced to pay them. You can not opt out of the special assessment (like a new hot tub). You will find no relief from these timeshare companies and their charges.
The other major issue facing timeshare owners is that there is no way to tell when the exorbitant fees will end. Those of you reading this article and are worried about the fees should consider the following option: timeshare relief.
The truth of the matter is that your timeshare is not at the value it once was. There are many timeshares that you can rent for the price of your yearly fees, and this includes the freedom to choose your vacation spot. You can also consider a title transfer, which will cost you an initial upfront fee, but will save you in the long run, both on the yearly fees but also in the soon to be increasing special assessment fees.
If you’re worried, don’t hesitate to get timeshare relief. Remember that the economy is turbulent and is projected to remain so well into the future. Don’t be caught paying thousands of dollars when you can be free of the financial burden.

by Bryan Farrow

DialAnExchange is the third largest timeshare exchange company and if you are not a member yet, then you should be. Here’s why:

They offer free membership to traditional timeshare owners . Yes, free. Not something you often hear in the timeshare industry! There are no annual subscriptions or guest fees.

Their website is easy to understand and you can see what accommodation is available. Put simply, if a week is shown on the website then that accommodation is available. They are geared towards telephone bookings and from the experiences of many members I have spoken with, DialAnExchange staff are extremely helpful and a delight to deal with. I too have found this to be the case.

As a DialAnExchange member, you don’t need to deposit your week to get the most out of their system: If you can travel at the last minute (2 days to 6 weeks before the accommodation is available) then you simply look on their website, choose from the large amount of accommodation available and pay a rental charge, currently between UK£99 and UK£199 per week, regardless of the size of accommodation you are choosing. These “bonus” weeks can be for yourself, or you can even book for a family member — with no guest fees – and here’s the best bit; bonus weeks are unlimited , yes, you can take as many as you want. Got a large family? No problem, they can all have a week or more, each!

Of course you can simply deposit your week and request another one somewhere else, just like with RCI, paying an exchange fee when you do so. This works out to be a LOT less than with RCI who also charge membership fees and so on. DialAnExchange fees are currently UK£74 (Europe) or UK£89 (Worldwide).

TOP TIP #1 Most timeshare owners are not aware that DialAnExchange does not apply the same rulings as RCI do with their “like for like” exchange. They have a very simple system where you can bank and exchange a week for any size and any time of the year. So in effect, you may exchange your timeshare week for another one somewhere else, regardless of what or where you own.

The way to “work” this system to your maximum advantage is to use your main week with RCI (or of course just visit your home resort) and then go get a really cheap timeshare week on the resale market, or better perhaps, pick up a week from unsold inventory from your current home resort. It doesn’t matter what you get, even a studio in the low season will do. Then you can use this “cheap” week to get anything you want from DialAnExchange AND take advantage of the unlimited bonus weeks for yourself, family and friends.

There are some restrictions though: You cannot join if you are a Points timeshare owner, belong to a holiday club or some resorts/weeks may just not be acceptable. In some popular countries like the UK holiday time is more difficult to obtain from April to October in the bonus weeks section.

TOP TIP #2 Take a look at the DialAnExchange “Gold Advantage” service, For an annual fee of just £33, you get priority bookings… as soon as any location you request is deposited by another member, they will contact you first to see if you wish to take advantage of this recent deposit. You will also get £10 discount on all bonus weeks and long haul holidays, so if you are going to take more than three holidays in any one year, the savings alone outweigh the cost of the service.

To avoid all these headaches and potential problems with selling your timeshare, you may want to consider renting your timeshare instead. If you decide to rent your timeshare to others, then there are certain factors that you must also consider.

Selling timeshares can be very expensive as owners may be expected to pay advertisement fees, and even if you sell your property via EBay you are required to make payments.

And taking in consideration the additional strenuous tasks of price negotiation, signing paperwork’s, and reviewing titles and escrows, can be very problematic and hassle some for owners.

To avoid all these headaches and potential problems with selling your timeshare, you may want to consider renting your timeshare instead. If you decide to rent your timeshare to others, then there are certain factors that you must also consider.

If you are faced with temporary financial setbacks that you wish to get rid of, then you can rent your timeshare for some years and be able to use it in the future as well. Renting your timeshare property can assure you of a monthly rent income which would solve your financial insecurities. You can use this income in the future to help expand your timeshare business if you so wish.

So if you decide on selling your timeshare by yourself, it may not be worth it because the commissions and upfront fees can be tough. And if you sell your timeshares by use of a brokerage, well this may also cost you an additional payment, but can make the path for a quicker sale while eliminating the headache of locating buyers and the hassle of paperwork’s.

For those who wish to rent their timeshare on the other hand, will be assured of a monthly income that can override their expenses, and you can also use your property in the future.

Financial setbacks have made it necessary for many of us to cut
expenses. Timeshares which once seemed an easy way to have an
affordable vacation now can be another place where money is bleeding
away.

To Sell or To Rent?

First ask if you see your income returning in the future. If so, then
you may want your timeshare to yourself once again one day. Renting
good be a great option. If your job isn’t coming back, or you must have
the money for living expenses now, selling your times share is a good
idea.

Either way there are hassles. I doubt I must say much about either:
Selling can mean the strenuous tasks of price negotiation, signing
paperwork, and reviewing titles and escrows. While renting your
timeshare can give you a monthly income, there are the difficulties of
finding suitable renters, collecting rents and managing the contracts.

Fortunately, there is a simpler solution: Let someone do it for you!
The sign-up is free, and you get to learn all the ins and outs before
committing yourself.
